What does my Property Finder Service include?

My Property Search Service begins with an initial meeting to fully understand your specific buying or rental requirements. By viewing many properties on your behalf I shortlist the very best to match your brief. I take care of every aspect of your property search and acquisition in order to make the process as effortless as possible for you.


Property Search Process

1) Initial consultation with client

An initial meeting will determine all your key requirements, including your preferred location in London or surrounding counties, property style, size and configuration.


2) London & counties orientation

If you are unfamiliar with London and its surrounding counties, I will be happy to take you on a tour of areas that I believe will best match your requirements.


3) Property search and shortlist

As a highly experienced buying agent, I will use contacts from estate agents to private sellers to source and to carry out a comprehensive search of properties matching your brief.

No Place Like Home often has access to properties that have not yet reached the open market.


4) Viewings with client

I will compile a shortlist of properties that I believe best match your requirements and will invite you to view these properties with me at a time to suit you.

If, for any reason, you do not find a suitable property during the initial viewings then I shall alter the search accordingly.


5) Property selection and negotiation

Once you have chosen your desired property, I will discuss the negotiation process with you.

When the best strategy is agreed, I will then use my in-depth knowledge of the current market and expert negotiation skills to give you confidence in the purchase or rental price that you will ultimately pay.


6) Oversee conveyancing or rental agreement

If you are buying, I will take care of everything for you up to the completion of your property purchase. I will liaise with estate agents, solicitors, surveyors and mortgage lenders on your behalf. My intention is to make this process as smooth and effortless as possible for you.

The success fee for my buying search service is 1.5% of the purchase price. 50% of the success fee is payable following exchange of contracts and the remaining 50% is payable following completion. The initial retainer fee of £500 will be fully deducted from the final success fee.

If you are renting, I will take care of everything for you up to receiving the keys to your rental property. I will liaise with the landlord/estate agent, read through the tenancy agreement, obtain removals quotes and anything else that you require.

The success fee for my rental search service is the equivalent of one month’s rent. This is payable at the time of the tenancy agreement being signed. The initial retainer fee of £500 will fully deducted from the final success fee.
